The stretch down 12th Ave S is brutal. You might have some luck, but don't plan on it. Grab a residential side street a block or two off 12th and walk in. It varies block to block and the sign on your block is the only thing that decides it, so read it before you walk away. Some blocks are Permit Only. Close-in blocks fill up on weekend nights.

The free answer for the whole 12 South strip. Sevier Park is a 20-acre Metro park with a community center, and the lot off Granny White Pike is free with no meters and no app. From here it is about a five minute walk up to the shops, Edley's and the I Believe In Nashville mural, which beats circling 12th Ave S on a Saturday. There is street parking along Granny White too, but read the block, since the residential streets nearby change rules block to block and some are permit only. Metro has not published closing hours for the lot anywhere we can find, and most Metro park lots do close overnight, so do not leave a car here after dark until someone confirms the sign.

The lot behind Edley's Bar-B-Que at 2706 12th Ave S. If you're eating at Edley's, don't scan the PMC paid parking code when you pull in. The sign in the lot tells you so directly: go scan inside first and validate. Scan the paid code and you've bought a spot you could have had for nothing. We stood in this lot on 8/25/26. If you're not eating there it's a regular PMC pay-by-phone lot, and PMC doesn't publish the rate anywhere we can read, so check the sign before you walk off. The strip is brutal on weekends, so 90 free minutes here is worth planning around.

Butter Milk Ranch validates parking in two lots, the one beside the building toward the church and the one behind it. Scan the QR code inside to validate, and if you don't see it, ask at the host stand or the front counter. Sunday is the catch. The restaurant is open 8 to 4 that day like any other, but the lot is reserved for the church, so you're hunting street parking on the busiest brunch morning of the week. It's a small lot the rest of the time and it fills fast. A staff member emailed us that the validation is good for two hours. The restaurant's own FAQ page doesn't post a time limit, so treat two hours as the working number and read the QR screen before you walk off. Hours are Tuesday through Sunday, 8am to 4pm, closed Monday. Terms from the restaurant's FAQ page read 9/3/26, plus an email from a staff member the same day. Pin is the restaurant, not the lot.

Urban Grub runs a complimentary valet, and the sign at the stand says exactly that. PMC operates it. Pull up, stay in the car until the attendant comes to you, that's what the sign asks. In 12 South, where the street parking is a scrap and everything else is somebody's residential permit block, a free valet is about as good as it gets. The sign doesn't post hours, so the valet most likely runs when the restaurant does. They're closed Monday, open 4pm to midnight Tuesday through Thursday, 11am to 1am Friday, 10:30am to 1am Saturday, and 10:30am to 11pm Sunday. Complimentary means no charge for the parking. It doesn't say anything about tipping the attendant, and that's between you and them. This is for Urban Grub guests. Don't hand over your keys and go shop 12th Ave. Sign photographed on site 8/23/26.
